About 70 Roehampton Avenue — The Republic South Tower
The Republic South Tower is a true indication of Toronto’s increasing density, among other things. Having to build complexes that are home to both residences and schools is a rather new concept for this city, although the idea would be the least bit innovative in an already packed a city like New York.
Tridel worked in conjunction with the Toronto District School Board in order to create the condo building at 70 Roehampton Avenue. How this worked, was the developers received property rights, and in turn their team helped to reconstruct the new school building; a win-win situation.
In fact, 70 Roehampton only makes up half of the residences in the complex: towers are situated on either side of North Toronto Collegiate Institute. While only one residential structure was originally planned for the land beside the school, the first building sold out so fast that Tridel thought it wise to build a second. And since Tridel also happens to be a green developer, they managed to employ energy efficient heating, cooling, and gas systems in both the residential buildings and the school itself.
The façade of the Republic South Tower is constructed of glass, steel, and pre-cast concrete, arranged in a contemporary manner by CS&P Architects Inc. and Burka Varacalli Architects. Unsurprisingly, similar architectural influences can be spotted when examining the new North Toronto building as well.
As the taller of the two, this Roehampton-facing residence reaches to 27 storeys tall. Regardless of what building one lives in, however, all homeowners at the Republic Towers have access to an extravagant lineup of amenities. These include a pool, sauna, and gym, as well as guest suites, and a parking garage with 31 spots reserved for visitors.
Those living at 70 Roehampton also have access to an entertainment centre, a party room, and a theatre, while arrangements can be organized with the help of the building’s concierge. And to top it all off, the 14th floor is home to a cabana lounge, outdoor dining area, and communal barbecues.
The Suites
The homes at 70 Roehampton range in size and style, something made possible by the sheer number of homes in the building. The Republic South Tower is divided into 282 units, which range from approximately 650 to 2,500 square feet — meaning plenty of options for those seeking Toronto condos for sale or rent in this building.
With Munge-Leung Design Associates in charge of the interiors, it’s no wonder these homes turned out so cool. Sleek, minimalist-inspired kitchens are set amidst open concept living spaces, with frosted glass doors leading into the bedrooms. Residents with private outdoor spaces will love the unbridled views afforded by the glass barriers around their balconies.
Units come in a range of exposures, including two bedrooms and two bedroom plus den layouts. The largest homes can be found toward the top of the building, and have been dubbed the “signature collection.” These suites boast even more luxurious finishes, 10 foot ceiling heights, enormous principal living spaces, and contain up to three bedrooms and 4 bathrooms.
The Neighbourhood
The Yonge and Eglinton neighbourhood is probably as urban as it gets in midtown Toronto. Never feeling like they are living an isolated life in the suburbs, locals choose this area for its vast selection of commercial and retail businesses, green spaces, and of course entertainment.
Yonge Street is the centre of it all, where bars, cafés, and restaurants can be found. Sprinkled between these, residents can also find a number of lovely boutiques. A Toronto Public Library Branch sits across the street from the Absolute Comedy Club, while the Cineplex Cinemas in the Yonge-Eglinton Centre is yet another way to kill a couple of hours.
In terms of green space, residents of the Republic South Tower have their pick: lazy days may call for a quick trip to the outdoor swimming pool at Eglinton Park, while adventurous types can trek through Sunnybrook Park and down the Don Valley Trails.
And as for those dreaded trips to the grocery store, those living at 70 Roehampton will be pleased to learn that this never involves navigating a hectic parking lot. In fact, residents can simply walk over to the Metro in the Yonge-Eglinton Centre, or to the more luxurious Loblaws on Eglinton Avenue East.
Transportation
Thanks to its location a mere block from Yonge Street, residents of the Republic South Tower can walk to Eglinton subway station in only 4 minutes. From here, trains running north or south will transport passengers wherever they need to go.
Southbound trips on the subway will land one in downtown Toronto, where travelers can exit at the Eaton Centre, or even as far as Union Station.
Living north of the core has its perks as well, especially when it comes to driving. Heading straight up Yonge Street will land drivers at the 401, which they can use to access Pearson International Airport, the suburbs, or other cities altogether.
