The Harbour Plaza has always been a hit for my tenant clients because of its spectacular amenities and direct connection to The Path.
Investors may be glad to hear that the rental rate in the building is competitive with other buildings in the area. The drawback for potential buyers is the significant increase in maintenance fees the building had in the past two years, which, on average, is around 13.5%.
Some of the unit layouts haven't been thought out well, while others are impressive. The building has great views all around, but I would be careful with east-facing units for the time being because there is a planned 59-story development directly east of the building.

I've been living here for almost a year and on the plus side, the amenities are quite impressive—there’s a good gym, a nice path, and elevator service. The views from the lake-facing units are beautiful, and the building is clean and modern. On the other hand the elevators are often unreliable with long wait periods, especially during busy hours. Noise from the Gardiner Expressway is a constant issue for units in the north. Overall, it’s a good place to live, but there’s room for improvement in management responsiveness and soundproofing.

I love living here! The amenities are great, especially the gym and the views from my unit. I feel like the building is clean, and the location near the PATH makes commuting super convenient. The levators can take a while, but it’s not a deal-breaker for me. Overall, a good spot if you're looking for a condo in the city with great lake views!

Living here has been amazing: PATH access, stunning lake views, top tier amenities, great gym, secure management and no noise issues. It’s pricey but worth every penny!
