About 455 Front Street EThe Canary District

The Canary District condos in the City Centre neighbourhood have the mark of master-planning and forward thinking. Completed in 2016 by Dundee Kilmer Developments, KPMB designed these developments for residents who value sustainability, community, and style.

With two entrances, a north one at 455 Front Street East and south one at 170 Mill Street, this property runs along Cherry Street and consists of two mid-rise towers standing at 11- and 9-storeys. They are truly contemporary buildings, taking advantage of developments in engineering to combine translucent glass, steel and charcoal grey limestone for a design that articulates the architects’ vision of an urban village.

A low, 5-storey building runs between the two towers. This structure features Toronto townhouses and an amenities area that includes a concierge, exercise room, party room, and business meeting room. Though what really brings the two towers together is a beautiful raised courtyard, featuring barbeque areas and a water feature.

    The Suites

With an active lifestyle in mind, KPMB gave the 367 suites a modern and efficient design. Wall-to-wall hardwood, quartz counters, and 9-foot ceilings featuring floor-to-ceiling windows make these living spaces feel fresh and open. Furthermore, expansive balconies and ground-floor suites offering some street-level outdoor space give residents private outdoor areas from which they can enjoy the neighbourhood's bright atmosphere.

The two towers at 455 Front St E and 170 Mill St cater to many different types of residents. Their 367 suites range from approximately 400 to almost 1,500 square feet. As a result, there’s space here for the young professional, the small family, or anyone who's seeking downtown Toronto condos for sale — all in order to transform The Canary District into the urban village its planners envisioned.

    The Neighbourhood

Built to welcome the athletes coming to the city the 2015 Pan AM Games, so they would be able to thoroughly enjoy the city, the location is even better for those living here more permanently. It’s been designed with sustainability in mind, applying principles of green living so well that these condos have earned LEED Gold Certification.

450 Front opens onto an expansive, tree-lined promenade, showcasing some of the city’s most vibrant public art installations. Commercial space built into the northern part of the building means some great eating and shopping will always be part of the Canary District.

With the northern tower’s address at 455 Front Street East, there’s no surprise that the Distillery District is steps way. While the Distillery’s historic charm may never fade, residents here may also enjoy nearby Leslieville neighbourhood and The Beaches, whose many restaurants and shops cater to all kinds of tastes and budgets.

What makes the building feel most like an active, family community are places like the vibrant grassy fields of the Corktown Common Park, the Cooper Koo Family YMCA, and the very cool Underpass Park, whose muralled basketball courts attract just as many photographers as they do players.

    Transportation

Residents of The Canary District will find transportation to be rather straightforward. From either the 450 Front or 170 Mill doors, the TTC’s 504 King and the 514 Cherry streetcars are their best options. The latter loops around the corner from the condos. Both will take residents through the downtown core along King Street, while passing by many of the city’s great neighbourhoods, like the St. Lawrence Market, Entertainment District and West Queen West. These streetcars connect to the Yonge-University subway line at St Andrew and King Stations so residents can also plan longer trips on the TTC without difficulty.

Drivers are at an advantage. From 455 Front St E, it's only a short drive to both the Don Valley Parkway and Gardiner Expressway, meaning the most difficult part of downtown driving, getting through gridlock and onto major, moving routes, is solved easily.

Cyclists will have many options here as well. For a rushed commuter the Richmond and Adelaide bike trails are great. They run west and east, respectively, while also intersecting with Sherbourne’s north-south bicycle path. Though on weekends, if residents want to enjoy the Lakeshore’s many attractions, they will find the Martin Goodman Trail to be both a convenient and scenic route to take.
