    Residents of this building have a shared fitness centre, a concierge service, underground parking and visitor parking. Condo fees are higher than the neighbourhood average, however, they cover all utilities.

    Built in 1999, 1 Pemberton Ave was the first of the Park Lane developments, which includes a second development situated just next door: Park Lane II Condos.

    The Suites

    There are 192 units at 1 Pemberton Ave, ranging in size from 555 square feet for a one bedroom suite, to 1200 square feet for the largest 2 bedroom unit. Prospective buyers can find floor plans up to 3 bedrooms, and many units have large dens.

    Just as floor plans vary, finishes and features are dependent on prior renovations. Many units in the building are practically brand new, and others are fairly dated and could have carpet. Investors or first home buyers could unlock great value within these units, especially with the large suite sizes and all inclusive fees.

The area is dotted with charming parks, and long greenbelts; the Finch Hydro Corridor winds through the area and offers a great locale for walking and biking. As well, residents can walk this path to the sizable G Ross Lord Park, home to nature trails and athletic facilities.

    Residents of 1 Pemberton Ave are mere steps from dining options; there's Basil Box on Yonge, Pizza Nova, Tim Hortons, Puck N Wings — and many more on Finch. For shopping, there are several specialized shops in the area. Should residents need a more substantial offering, Centrepoint Mall is roughly a 7 minute drive from Park Lane I Condos. As well, Yonge Sheppard Centre is only an 8 minute drive south on Yonge.

    Families have multiple schools in the neighbourhood, at all academic levels. Edithvale Community Centre is just west of the condo and hosts community events and programs for children.

    Transportation

    1 Pemberton Ave is an excellent choice for renters and buyers who love to get things done on foot. There are several grocery stores within a 5 minute walk, and also pharmacies and banks. Those who rely on public transit will be pleased with direct subway access right outside of the parking lot. Transit users can also catch a bus at the intersection of Finch and Yonge.

    Car owners can head south on Yonge for the nearest on-ramp for the 40; an 8 minute from the building. Travel time to the downtown core takes roughly 30 minutes on a good day.
