About 1-99 Philpott GdnsUpper Beach Villas Townhomes

Many may now know the Conservatory Group for their luxury large scale communities like The Milan in Yorkville or the Infinity I Condos by the Lakeshore. But what helped Ted Libfeld — the patriarch behind this family-run company — establish his excellent reputation in real estate are the practices he innovated to create affordable, top-quality homes. As such, tucked into a quiet resident street northwest of Victoria Park Avenue and Gerrard Street East, the Upper Beach Villas at 1-99 Philpott Gardens may in fact be most emblematic of the Conservatory Group’s distinguished work.

In this well-established neighbourhood, the Upper Beach Villas consists of a wide range of condos in the stacked townhouse style, along with a collection detached homes, all standing 2-storeys above ground. While the architecture is rather traditional, 1-99 Phillpott catches the eye thanks its top-notch brickwork.

The beautiful gradients of bricks used throughout of the Upper Beach Villas provide a rich warmth. The bricks’ arrangement, especially where they frame the windows, reveals the kind of attention to detail the Conservatory Group prides themselves on.

Such work results in an edifice the community can really be proud of, and those living at 1-99 Philpott showcase this through the abundance of plants they care for. We aren’t talking about the shrubs the developers brought in — which have rooted well themselves — but personal gardens that signal the shared value of natural beauty that persists throughout this diverse, east end neighbourhood.

    The Suites

The Upper Beach Villas consist of 20 3-storey detached townhomes and 120 stacked townhouse-style condo suites. Toronto condos for sale here are perhaps best suited for small to large families, as floor plans feature either two bedrooms or three, plus the same number of baths; they range in size from just over 1,000 square feet to almost 1,400.

Considering the many different lifestyles of prospective buyers interested in the building, the townhome offers a wide variety of floor plans, many of which are spread out over multiple stories. Perhaps this gives families the space they may desire, or younger couples a spot to set up a gym or a library — these homes are really quite flexible.

Finally, what they all have in common is a bright and modern atmosphere. Windows bring in a lot of light, and the Conservatory Group’s designers appointed the suites with timeless fixtures and finishes.

    The Neighbourhood

Residents live in a neighbourhood that truly represents Toronto’s character: in the Upper Beaches & East Danforth area, diversity is easy to see. In side streets like Philpott Gardens or Camahan Terrace, it’s not uncommon to see many sons and daughters teaching their parents to play hockey, with neighbours quick to join in on the fun.

Such a scene is a testament, as well, to the planning the city put into this neighbourhood. A large commercial plaza sits near 1-99 Philpott on Danforth, and thanks to the mature trees and sound barriers put in place, the neighbourhood feels like a removed retreat from bustling city life.

Nonetheless, when residents need to go grocery shopping, a Metro, FreshCo, and Loblaws are conveniently nearby. Loblaws is the closest, accessible by walking through a smartly planted line of trees at the east end of the block.

    Transportation

The Upper Beach Villas’ residents can get around the city with ease — even without a car. Most often, their trips start with the 135 Bus, which stops at Dengate Road on Gerrard. While the 135’s route starts in Scarborough at Warden Station, the bus stops just a few minute’s walk from 1-99 Philpott. From there, Main Station on the Bloor-Danforth line is just a couple of stops away.

Once at Main Station, riders can transfer onto the subway to get to destinations throughout the city with ease. Alternatively, for those heading further throughout the GTA — or those in a rush to get to Union — there’s a GO Transit train platform just across Danforth.

For those who do drive, residents are well-positioned by living at the Upper Beach Villas. The traffic in the area often moves quickly, and when its does, drivers can access the highway in no time. They can either take nearby Kingston Road directly to the 401, or they can follow Gerard West to the Don Valley Parkway (although drivers need be careful at Coxwell Avenue, where Kingston shifts a street south).
